Do I get to see the lease or sign it?
You will receive the lease for review before it is executed. We typically manage lease signing on your behalf to streamline tenant placement, but we will sign or co-sign only as directed by you. Our leases reflect clear expectations and enforceable terms to protect your investment. -
Do you sell real estate too?
Some clients prefer a single partner for management and sales. We can discuss available options and, where appropriate, connect you with trusted real estate sales professionals or affiliated brokers to support buying or selling your property. -
How and when do I get my checks?
Owner disbursements are issued on a regular schedule (typically monthly) after rent collection and accounting for operating expenses. You may receive funds via direct deposit or check, and we provide itemized statements with each distribution. -
How is rent collection handled?
We use multiple collection channels — online portal, ACH, and traditional payment methods — to maximize on-time payments. Rent is collected according to the lease; late payments are handled consistently with lease terms and local law, and we communicate proactively with tenants to reduce delinquencies. -
How long of a lease do you sign?
Standard leases are usually 12 months, which helps create stability and predictable rental income. We can also offer shorter or longer terms based on market conditions and owner preferences. -
How much security deposit do you charge the tenant?
Security deposits are set to align with market standards and legal limits in Hawaii. Typical amounts reflect rent level, property type, and tenant qualifications; we recommend deposits that protect owners while remaining competitive. -
How soon can you start managing my property?
We can begin management once the signed management agreement and onboarding checklist are complete and the property is ready for leasing. With complete documentation and access, onboarding can often be completed within days. -
What type of reports do I get and how often?

Who holds the tenant security deposit?
